RENTAL RULES AND REGULATIONS

A- Our check-in time is 3:00 p.m. SMT and check out is 11:00 a.m. SMT this is to allow us to make sure the apt. is ready for you. We are happy to store your luggage prior to check in and to direct you to the beach or one of the many restaurants nearby.

Note: this is a week by week rental and not an agreement to create a tenancy or residency.

B- This is a NON SMOKING unit

C- Pets are allowed under certain conditions. See paragraph at the end for details.

D- Apt .Majorca is situated in a beautiful quiet area and we can not rent to vacationing students or singles under 25 years of age unless accompanied by an older adult or parent.

E-We ask a credit card (visa or master card)number to hold during your stay. Any deposit/caution charges will not be apply if:

1-no damage is done to unit or its contents, beyond normal wear and tear

2-all keys are left in the key box and unit is left locked

3-all charges occurred during stay are paid prior departure

4-no linens are lost or damage

5-no TV or airco remote are damage, lost or removed

6- the renter is not evicted by owner, local low enforcement or Parc De La Baie Orientale's security

F- PAYMENT -The full payment of the rental rate is required 30 days before arrival.

G- CANCELLATION - a sixty (60) day notice is required for cancellation. Cancellations that are made more then 60 days prior to the arrival date will incur no penalty (please note if you are paying by credit card due to international charges your deposit will be fully refunded minus a $50 card charge that will already have been incurred).Cancellation or charges that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

H- MONTHLY RESERVATION CANCELLATION-monthly renters must cancel 90 days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least 90 days prior to check-in.

I- The maximum number of guest is limited to 4 person.

J-This property requires a seven (7) night minimum stay. If a rental is taken for less than seven days, the guest will be charged the seven night rate.

K-Sorry no daily housekeeper service. Rates include a one time linen-towel set up plus a change of towel in the middle of week.

A middle week housekeeper service is available at an additional rate of Euro55.

L- FALSIFIED RESERVATION-any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and-or rental money, and the party will not be permitted to check in.

M- HURRICANE OR STORM POLICY- sorry, no refunds will be given unless: a-the national weather service orders mandatory

evacuation, in this case we will refund:1-any unused
portion of the rent from a guest currently registered;
2-any unused portion of rent from a guest that is
scheduled to arrive and wants to shorten their stay, to
come in after hurricane is lifted;3-any advance rents
collected or deposited for reservation that is scheduled
to arrive during the hurricane warning period.

b-in case of impossibility to travel due to hurricane you
will have one(1)year to reschedule your stay in order to
not loose your deposit and/rent.

N- Quite time- after 11:00p.m.please no loud music or loud TV or any activity that could disturb the neighbors

PET’s

Pets are welcome and permitted in rental apt. only with prior approval; 100Euro per week per pet fee applies plus an extra Euro200 security deposit (refundable).

1-pet owners are responsible for cleaning up any/all pet refuse

2-pets are not allowed on furniture at any time

3-all pets must be up to date on rabies vaccinations and all other vaccination. Heart worm preventives highly recommended.

4- We recommended all pet to be treated with Advantage or similar topical flea and tick repellent. Fleas and ticks can be common in this area and we want your pet to remain safe and healthy

5-the homeowners assume no responsibility for illness or injury that may incur to pets while on premises.

6-vicious or dangerous dogs trained for dog fighting or with any tendency or disposition to attack any dog, domestic animal or humans without provocation ARE NOT PERMITTED AT ANY TIME.

Note .Dogs is permitted on the beaches and there are wonderful walks all around Majorca apt.

• 5% gov.tax not included.
• Mid week cleaning avalable at Euro 50 (please made request at reservation)
